Hans R. Holdener is a charismatic and respected leader in real estate investment, known for his entrepreneurial mindset and strategic vision. Born in Oslo in 1966 to a Swiss father and Norwegian mother, Hans developed a strong work ethic early on, working in his family’s restaurants and taking on jobs such as selling Christmas trees, delivering newspapers, and dishwashing. These formative experiences, coupled with lessons from his entrepreneurial father, laid the foundation for his future success.
Hans’s curiosity for technology emerged in his early teens when he taught himself basic programming on a Commodore computer. At 14, he joined Norway’s telecom operator Telenor’s early data clubs, where he was the only child among adults. There, he was introduced to groundbreaking concepts such as remote access and early online shopping, further fueling his fascination with technology. This interest led him to the Apple Macintosh, sparking what would become a lifelong passion for Apple and innovation.
At 16, Hans moved to Switzerland for a chef apprenticeship, following in his father’s footsteps—a decision his father strongly supported but that Hans later realized was not his true calling. Much to his father’s irritation, he abandoned the apprenticeship and embarked on a 13-day solo bike journey back to Norway. Upon his return, he entered the IT industry, joining a small firm and quickly excelling in technology sales.
By 21, Hans co-founded Cappa Data in his parents’ garage, disrupting Norway’s high-cost Apple market by importing products directly from the U.S. Through innovative strategies, he grew the company into one of Norway’s largest Apple dealerships, eventually securing official reseller status with Apple.
In 1996, following his mother’s passing, Hans returned to Switzerland and introduced SuperOffice, a Norwegian CRM software, to the Swiss market, successfully establishing its presence.
A year later, he identified a niche in fully furnished apartments for expatriates, blending Scandinavian design with service. Through this venture, he developed a deep appreciation for Scandinavian design and its emphasis on simplicity and functionality —principles that continue to influence his approach to real estate and business.
Recognizing the growing demand, Hans invested directly in Zurich’s residential market, founding Wohnspar in 2000. Starting with a 12-apartment building and taking on significant debt, he implemented cost-effective renovations and value-driven initiatives, significantly increasing rental income while personally managing all aspects of the business.
In 2006, Hans co-founded Helvetica, a real estate asset management firm, seizing a market opportunity in Switzerland. Its first fund, launched in 2007, was the first Norwegian fund to invest in Swiss real estate, attracting 2,500 Norwegian investors. Despite the global financial crisis, the fund delivered a net 30% return by 2014, cementing Hans’s reputation as a trusted investment leader. Under his guidance, Helvetica secured institutional partnerships, launched subsequent funds, and became a FINMA-regulated firm in 2016. In 2019, Helvetica achieved another milestone by listing its Swiss Commercial Fund on the SIX Swiss Exchange.
Hans also initiated the Romsdalsgondolen project in Norway, an idea sparked during a walk on the Romsdalseggen ridge. Bringing a decades-old dream to life, he led the project from concept to reality. Opened in 2021, the gondola revitalized regional tourism and set two world records, demonstrating his ability to turn ambitious ideas into successful ventures.
After stepping down as CEO of Helvetica in early 2024, Hans remains a key figure on the board, shaping the firm’s strategic direction. His original bike from his transformative 1984 journey now resides at Helvetica’s headquarters, symbolizing the company’s commitment to long-term value creation and resilience—principles that have defined his career and the company’s success.
